CommPropRisk (CPR) is a risk management tool for either Professionally Managed or Self Managed Community Schemes. The tool can be used by both Managing Agents or the Trustees/Directors/Estate Management/Office Bearers of a Community Scheme, to help them identify and manage the risks and areas of weakness and the vulnerability to risk of the Community Scheme under their management or fiduciary responsibility.

The tool focuses on the critical areas of Property Complexity, Management Complexity, Financial Control, Balance Sheet, Income Statement/Expense Management, Levies/Debtors, Operational elements/areas, Regulatory and Legal, Governance and Oversight.

The feedback and guidance provided by the tool will not only facilitate the improvement of risk management and governance in Community Schemes but will help Managing Agents/ Trustees/ Directors/Estate Management/Office Bearers/Developers/Operators to focus on the key areas of risk and weakness and the  responsibility for these.

The tool can also play a major part in educating both the employees of Managing Agents and Trustees/Directors/Estate Management/Office Bearers, by facilitating a broader focus on the management of Community Schemes.

A repository for key relevant documentation and records of each Scheme is also provided for management continuity, as is extensive output and feedback e.g dashboard, risk guides, risk management framework, graphics, templates and relevant content for the better management and governance of Community Schemes.
